Participantbob007 I don’t agree with your post. You cannot just move a company. Places like Cisco and other giants will not just move. They went to places like China and India for reasons beyond just cheap labor. The labor is not just cheap but is also much more educated then you have implied. Furthermore just moving doesn’t happen in industry, it is planned out many years in advance. Finally large companies care much more about their own bottom line; not the welfare of the US government.

New expireds from 1 week ago – 1 sameComments – sdr you are ALL TO CORRECT…I have been hawking Scripps for over a year now and in that time only 5 properties have come on the market that I really like. On 8/4 the listing on Red Cedar that I was going to lowball went pending. It was purchased for 925k in 04 and they had it listed for 875k-925k… To refresh one point that sdr has made consistently is that there may be alot of better deals as prices decline but not alot of great properties. So far this is VERY TRUE for me at least. Hopefully that will change. If I don’t post anymore it is because my wife has killed me.

I do this for several reasons. My policy is that I present potential clients with a suggested price based on my research. I send them the data that I used to come up with the price as well as the coop broker commission. In many cases they sellers want a higher price. If they want to list at that higher price so be it. I am clear to tell them that I don’t agree with the price.
I take the listing because it could lead to other listings or to other buyers. It is also advertising for me as my sign goes up. In most cases it does not pay off and I take the loss but sometimes it does.

I understand where you are coming from but I just cannot support the argument. While the builders in 4S have managed to prop up demand, that is not going to be the case forever. Indeed there have been declining resales in 4S and to neglect the argument that there is currently distress there is naive. It simply has not reared it’s ugly head and it will not as people who live there all have decent jobs.So as loans reset, they will slowly donate more money to the lender. I believe that there is alot to learn from previous prognostications from pundits. Guys like Alan Gin who always seem to try to be careful with outlooks but who always (in the past) landed on the optimistic side that was speculative when compared to the pessimistic side which appeared to be factual. It will take awhile for 4S to go full tilt unless there is an event that will upset things such as rapid unemployment. However, I think that the secondary market crunch will indeed have severe ramifications for potential 4S buyers. Once more, this will not show up immediately. It will take awhile. I also think that 4S has some potential for heavier tilt because it is not established, I do not see heavy equity stakes in the majority of the homeowners. This is an important variance when comparing it to seasoned neighborhoods where there are people who will just ride out the storm.
