What I would commit to is that the 2007 volume will most likely fall in the 400’s somewhere. There were 254 solds in the first 6 months of this year. There were 45 solds in the month of July so that brings it up to 295….I think we will most likely fall in the mid 400s somewhere, not 508 as the not so accurate estimation predicts. I dont think the sales price will move to much…Like I said, I guess we will see.
I want to post a more hard hit area…to see some differences. This should be your assignment but I will do it. You are still overdue to create a monitor for the central part of town… I will take my payment for your contracting services when I buy a beater home… heheheh

I don’t like the 3800 in MR and 84 a month HOA but again, your strategy is sound. The 56/15 corridor is slammed already and it sure the heck is not going to shrink.

ParticipantFLU I think it depends on the administrator. Two years ago our company used an administrator that was pretty cool. They paid out 100% of the claim at the time it was submitted regardless of where your contribution balance was. They did this for medical and dependent care. Then our company switched to a different administrator. They sucked. They scrutinized the hell out of every claim, they were horrid and they did not pay out full payments to claims unless your contribution amounts covered them. Shortfalls were covered incrementally with every contribution extracted from your paycheck.

ParticipantFLU I like that area alot. Some big places there… Are you talking like Torrey Hills, Torrey Glenn, Montellano, Avalon Pt? Pretty pricey over there… they have a long way to come down but I like their proximity as opposed to 4S as well. Also bigger lots…
