ParticipantOC Renter can you find out what Zip Realty considers as active inventory in San Diego county. That is, what zip codes do they use? Furthermore, can you find out if all of the listings on Zip are taken from the county MLS.
Let’s say you are selling a home and ask a Zip guy to be your agent. Why would you only want your home to be on Zip and not the local MLS?
It does not make sense to me. Does it make sense to anyone here who would consider selling a home?

When you sign a listing agreement with a Realtor in San Diego County, most of us, I dare say all of us use the Exclusive Listing Agreement from CAR. On that agreement the MLS is discussed saying that if your home is on the MLS it will be farmed out to 3rd party providers.
The bottom line is that it makes no sense for either third party providers on the MLS to have exclusivity over listings. That is the entire goal of the IDX and the 3rd party providers.
It is my opinion that there is not some sort of conspiracy here. It is my opinion that for some reason we are not making an apples to apples comparison and with some amount of research we can find out the difference.

I highly do not agree with legal squatting at all. Perhaps everyone in your neighborhood should go ahead and stop paying their mortgage or rent.
It is always easiest to blame the enabler. This is not an argument in defense of the lenders as they did plenty of stupid things.
I do not think that the single mom with two children had a gun to her head when she signed the loan docs at the lender. I do not believe that she read all of the loan documents herself to really understand the loan that she was getting into.
So it sounds like it was everybody elses fault for the situation this single mom found herself in. Thus she feels justified, dare I even say ENTITLED to squat. Meanwhile those who were diligent and have not overextended themselves, those who showed restraint, continued to rent, to PAY their rent, and do not squat on property that they should never have purchased in the first place.

Again, I do not know if Zip incorporates other listings outside the MLS. I think a great experiment would be that the next time you see a listing on Zip that is not on the MLS please post it. That way we can see if it is or was an MLS listing that was just outdated.

I am not claiming either one to be right or wrong, but the engineer in my always likes to know exactly where the data is coming from and how it was compiled. I know how the MLS data is originated, and as Jim and sdr pointed out, in the recent past they did see listings either disappear or the total number of listings was off.
I am not sure of the logistics of how MLS databases are accessed by the third parties. How many servers are involved, how big the pipes are etc…
Anyways, please next time you see a Zip listing that you do not think is on the MLS, post it on a new post so it gets my immediate attention and I will try to look it up. Maybe we can start to find out the root causes for the problems.

ParticipantActually the MLS in San Diego county is run by Sandicor and is subject to rules and regulations set forth by SDAR. When we commonly refer to inventory we assume those are active homes for sale on the MLS. Not pendings or withdrawn listings. Currently the MLS calculations for active listings are defined as listings active for sale in the zip codes between 91901 and 92173. There were 19715 properties.
Now I also know that both sdr and Jim have reported instances of MLS listings either not being accounted for or disappearing. This may indeed be true. Indeed this does not count FSBOs or any other sales not on the MLS.
So my question is,
Where does Zip Realty get there numbers from?
