I guess the term “waste of time” is subjective.
Think of it as a lottery ticket. The odds are OVERWHELMING that they will blow you off… however if you don’t try then you have 0 chance of getting the prize. So no I don’t believe anyone will accept but I would not discourage giving it a shot. I have lots of friends, clients, etc who are trying it and nobody has gotten a hit yet. I have a client who sent in a 425k offer on a 460-480k priced home in Clairemont and they came back at 440k so we are negotiating. Clearly this is not in the same percentage reductions as you are looking for but it is encouraging. Give it time. Obviously the communities you guys are considering are not clairemonts of the world but in a year or two they may see the declines you are looking for.
Lets hope rates are not skyrocketed or if the rates are high, that the price declines compensate for them.
Also in your calculation are you including the interest (less taxes) you are accruing on your dp money? That does not totally make up for the lost deduction but it does count for something.

Raising boys and hoping to live vicariously through them someday when they become pro athletes means many a nite of playing football, hockey, baseball, and of course thier favorite, tackle dad and/or pony rides in any of the rooms throughout the home. My oldest toddler blows off most all toys but will putt his ping pong balls all over the house for hours using the putter, hockey stick or baseball bat. Again, just having room and space is nice.
Yes it is the interaction that is the most important thing, not the quality of the toy. Besides I can gaurantee that pretty much any toy presented to my two boys will be broken inside a week.
5yes I will go easy on you and not bed bash although I definitely disagree…

We have two toddlers and thinking of a third one perhaps… you are correct, that the baby itself doesn’t need space but all the stuff that goes with them does.
Anyways you are correct you don’t NEED the space but having the space is really nice. Our boys sleep in the same room but there is a second room just for them to play in. Regardless of that the family room is where they spend most of thier time so they can be watched, (which is absolutely mandatory) for lads of thier age. Thus in the family room is alot of the stuff they play with…
