The Carmel Valley Help U Sell closed down awhile ago. I believe it used to be run by a guy named Kelly and he seemed like a nice guy. There are Help U Sell franchises around still throughout the county. They claim a fixed or flat fee service. However if you check into it, the pricing strategy actually is not fixed and varies with your home value. In the end it is about 1.2-1.4% of the price depending on the franchise you contact. That is on the listing side and does not include the commission you would offer the other agent who represents the buyer, (formally known as the selling agent).
Kirsten Kirshenman (I most likely butchered her name) owns one of the Assist to Sell franchises. I found her to be a good Realtor as she has been on the opposite side of a transaction I was in this last summer. Assist to Sell is similar to Help U Sell and the pricing strategy they use is similar as well.
Jeff Karchin is a flat fee guy but more along the lines of what you mentioned above. Charges you a couple hundred bucks and you are on your own.
Rustico posts on this site and he has a low commission. There are also alot of other low commission alternatives out there for you to choose from as well.
My advice to you is to interview several people, check references (speak to the former clients), and see who provides the best fit for you.
Another alternative is to FSBO it, hire an attorney, etc…

Bear or bullish sentiment, I am always curious to see that alot of emotion always seems to bubble up so to speak in many posts. Bitterness or not, trying to keep perspective is important and trying to keep things factual or near factual based on some analysis is always helpful.
I actually do not think it matters if people are bitter or not. You can call them bitter renters or call me a bitter renter ((I do rent even though I own a couple places) oh yeah and I AM MUCH MORE BITTER for not going to Broadcom pre-IPO in the 90’s when I had a chance then I am about not leveraging on RE) The mentality and behavior of posters may be driven by personal or emotional matters, however if this depreciation cycle is to act temporally like others in the past then it would be a no brainer to admit we have a long ways to go. Thus the bearish sentiment (whether driven by bitterness or not) is accurate wouldn’t you say?

However, the tone of the post does seem to be somewhat inciteful. Look, if there is A SINGLE PERSON who does not have regret about a decision made or opportunity missed, then crown that guy king

however we all live with those missed chances. I am not sure that it is fair to paint every poster here that is bearish with that brush.

Any agent worth his salt should use a WPA, (in essence absolutely they should check the box 4plex) and there can be no argument about that.
4plex I was just correcting the comment about lenders requiring a clearance. (As sdr corrected me when I posted a similar comment). Not at all disputing the good judgement of requiring a clearance. I am in an escrow now where they gave us a clean report from 6 months ago. We kicked it back and the inspection completed last week showed infestation.
Couldn’t agree more with you on requiring it.
