ParticipantRO your excuse doesn’t wash. Motivation of the seller has no bearing on inventory because non motivated sellers exist in bear and bull markets, it does not matter. We have to use the numbers we have.
If you want to play by that law, then perhaps we should include properties that the banks are holding that are not being marketted on the MLS?
Some of the listings that went pending you brought up may fall into this same non motivated category.
Just as FSBOs are not in the inventory numbers.
