ParticipantThe owners of blue now live in North Carolina. They have no worries regarding money, let’s put it that way. I know she has a tremendous involvement with Cookie Lee jewelry and she is a very nice lady.
Yeppers red was bought by a flipper and as I said they are the same people flipping Avenida Magnifica. Anyone that buys it for the 800 or so they are asking will be intrigued to know it went for low 600’s a few months ago.

ParticipantYou have all the same rights as with any resale. Short sales are great opportunities for buyers, however you MUST have patience. You get a chance to save money, the only difference between a short sale and a sale that is not short is that the the lender has to approve the sale ALONG with the seller.
If you do not have patience, then don’t do it.

How many buyers do you work with? How many buyers do you show properties to?
Once more, the arguments that you raise make sense. They make perfect sense.
So why do young families keep buying in 4S Ranch?

Try to see what I am saying. Your argument is like a college professor giving a lecture. You use facts, you point out cause and expected affects. It all makes perfect sense.
However the world is not working like that. At least not yet. Hey I will be the first one to admit it if I have no business at all but that is not how it is working. Your premise doesn’t take into account intangible and emotional reasons people buy. Giving them some incentive cannot hurt those intangibles only help them. I cannot wrap my arms around it all and tell you why people buy in depreciating markets… I wish I could explain it better. Maybe sdr can.
What you said above should happen and I believe it WILL happen. When? Don’t know. If employment starts to fall apart then the whole thing will crash and burn pretty damn fast. I think that is a major component that is kind of rescuing everything right now.

ParticipantDon’t expect much relief this spring if you are looking at coastal properties, especially detached homes. My expectations are that later in the summer you should see a bit of relief. I have seen alot of listings coming on line again and the inventory is starting to roll up. In places like Scripps, PQ and MM I have even seen REO and shorts come out with very aggressive pricing. Those that do get alot of activities and even offers. Spring is typically a seasonal boon for real estate.
No this is not an endorsement of a bull market. Just a statement that there is ALOT more activity in Feb/March/April then there is in July/Aug/Sept.
