– 1 of the new actives is short
– 2 new pendings that went pending after 1/17
– 2 of the new pendings are short.
– 2 cancelled since 1/17
– 1 withdrawn since 1/17
– 2 solds since 1/17****************

2 of the solds were REO.Just a note here. I think 92130 has a couple more shorts or maybe reo than the listing let on. Remember I am just doing this manually looking for strings and such. However in a few of the confidential remarks indicators like commissions to be split and other things lead me to believe that there are further signs of distress… not alot of listings but maybe a few.

My wife loves it, I am like yeah okay it is nice and all that but not my style. Not much of a usable back yard and it sits above Fairbrook which is not horribly busy but is one of the main arteries in and out of the south of pomerado homes in old scripps. Inside the home is quite nice though, I have to admit it… I am a big lot guy and the home covers most of the lot. Also it is a remodel but it is not a recent remodel ya know what I am saying? I wouldn’t touch it for the asking price but if I am going to have to live in Scripps I would really like to be south of Pomerado though I doubt I will be able to afford it unless we have a severe collapse and I don’t see that in the near future.
Old Scripps has a few different neighborhoods. The best of Old Scripps is south of Pomerado, make no mistake about it, though this is just my opinion. Other Old Scripps subdivisions north of Pomerado vary in quality.

Participantcitydweller as someone who watches mission valley very closely and who purchases a rental there a few years ago and recently sold it, I would sit tight for awhile longer. The prices have come down considerably but I would wait until you can really get some cash flow out of the units there.
Also I recall an REDC sale of a 1/1 in Mission Valley that started at 129k. Now we are talking. I never tracked it to see what it went for.
