ParticipantOh, I was very lucky to have sold in the nick of time. I know that. I just wished I have discovered this awesome site earlier than 2007 :-). BTW, the townhome 1600 sf 3/2.5 we had was off I-15 and Pomerado – across from Lake Hodge, in Vista del Lago complex. I haven’t tracked sales for the same floorplan townhome in my complex, but I’ve seen listing prices more than 50K below of what we sold for. At the price we sold for we can buy now a nice detached home in the same complex with lower HOA.
I hope your finding is an indicator of more things like that to come – new lows – lower than the spring 2009 lows. We werent’ so lucky. Bought in 2004 a nice 3 bdr townhome with nice large yard and sold in 2007 for just 30K more than we bought – just enough for the realtor’s commission. With new addition to our family we decided we needed more space so we don’t save much money. Just commute time.
I think the time to buy for us is getting closer with the rates going higher and the prices declining further. We have to get to know the neighborhoods where we might find something we like and that takes time.
