I am interested in this community too.
Does anybody have more accurate the selling price for plans 3 and 4? I can probably make it work with plan 3, but plan 4 looks really nice with lots of space and closet space.EDIT: Sorry, I missed the price for the plan 4 and HOA. Yes, I think it’s a good deal right now, if you really need to be in CV.
What about the MeloRoos, or I missed that too?

ParticipantMaybe not 450K, but I think 475K is quite possible. However, like you said, I think that the sellers have received plenty of offers by now, including 500K and under. (If they would have had a serious in low to mid 500K, i.e. the LP, they would have been contingent by now). They were not willing to settle. Maybe now they will cave in. Their listing IS stale. Many people will pass on it and wonder what is wrong. Or maybe they will again take it off the market and wait for better price – forever perhaps.

ParticipantIf you toss out Montril as a comp and the other Cijon place that was a rental extremely plain and un-improved…as a comp remains the one Cijon place with some views…which looks better than this house too, though I haven’t been in there. So 500K LP would have been more reasonable.
