ParticipantNone taken. Cutting lawyer production will make current degrees have greater value.
Student loans are the next housing bubble.
scaredyclassic
ParticipantI cannot even pretend to know the answer but student loans can be bad.
Many law schools are now being sued for misrepresentations in employment data by way indebted jobless law grads.
Tuition has gone up steadily and heavily over the last few decades.
The kicker is the debt is nondishargeable in bankruptcy. Ouch. Can get ugly.
Tuition would never have gotten so astronomical without student debt flowing freely.
It’s all very scary. Large risky investments from which there is no fresh start ever in the event of failure.

ParticipantAgreed. I don’t think she should rush out and just buy anything. I guess I just feel like it’s not necessarily a stupid move doomed to failure. It probably wouldn’t be regretted in a decade or two. And by then you’ll have screwed up so much else of your life the house is the very least of it.

ParticipantMy actual opinion is not as hesitant. I think it’s a good time to buy a house in temecula.

ParticipantShould people buy now? A young lawyer was asking my opinion. I found myself saying–choke– that now might be a good time to buy.
I couldn’t believe the words coming out of my mouth.
Talking about low interest rates. Fixing long term payments. I was like some real estate shill.
But I also said it’s probably ok to wait a bit get more money together and shop around.

ParticipantHoa terrifies me. Friend is on a board. Stories are hairraising from the belly of the beast. Never get involved with running one.
But if u don’t, some moron may take charge.
Shiver.

Epictetus?

ParticipantProfessional advice is sometimes bad too. But at least you can sue them and collect.

ParticipantCondominium is kind of a strange word. I always think least number of condoms. Smallest useable condom?
Looked it up. Latin. Con. Dominium, joint sovereignty.
Condo is an odd shorthand.
Maybe ought to callem “joints” for short.
Just Dominions sounds better.
Master of my domain. And dominium.

ParticipantI’m kinda feeling like taking the landlords side. We all don’t have the whole lease in front of us. Maybe there’s some other provision that could affect this one?
Water is included in the rent? Is that the exact language? I’m not yr lawyer nor giving legal advice, but maybe if u put the exact language out here someone could give you a plausible alternative interpretation of the words.
What if the tenants ran the water night and day? Is there no limit?

Participantim 50 but I have the body of a 46 year old. so i should probably get a 24 year mortgage.

Participantwe could just buy some nice wood flooring for upstairs, some furniture and other consumables.
but the cats would probably pee on the flooring, and my wife would spend too much time thinking about which furniture to buy so it would stress her out.
better to stay with the decade old couch, which we know is beat up but which continues to perform its essential couchly duties, and keep the slightly icky carpet upstairs, and get a cheaper rate.

Participantthey’re using the whole rental unit, why shouldn’t they have to pay for repairs or general wear and tear?
scaredyclassic
Participanti was kind of saving that money to deal with some major repairs on this house but there’s not anything really wrong to repair.
ok then, what about a 40 year loan with a 430 mo lower payment at 4.25%
realistically, i’m probably not going to live to pay this loan off anyway.
i feel better having some money in the bank.
