Agreed, things were selling 10%+ -20%+ before the Jobs report.
It would be interesting to see if summer pop ( Dec 2011 – Apr 2012) can be sustained say till Greek Elections aftermath(Jun17th so forth).

These days, house buying has become like a stock picking.

Case 1: QE3 -1T/2T ; prices continue rising.
Case 2: No QE3;stocks down; interest rates up; house price down; gold down
Case 3: QE3 + Euro breakup
Case 4: No QE3 + Euro Breakup
Case 5: QE3 + Euro breakup + ECB QE with left over states
..
.
.
Case N: Everything crash ; Japanese and we are out of misery on housing for next few generations.

I was 1 out of 1000 people 🙂 who visited,as i have the QC funny money.

Here is my take:
– 92126 zip code => not an interesting zip code, as it is Mira Mesa schools.
– Only Plan 1 has downstairs bedroom => for 650K+ homes no downstairs bedroom ?
– Tax + Mello is 1.35% => Really there is mello here too ?
– Phase 1 and 2 are only released at the moment.
– Phase 1 are backed to Road.
– Phase 2 are starting in 700s even for plan 2s.

– All the above numbers without any upgrades 🙂

Looks like funny money at 58.39 is not buying much.

Thanks for all the comments guys..
I have had cold feet and backed out.I think, i blinked little too early. I can wait couple more months and i might see more value for the downpayment which i have to pump.Especially those 800k ones..
btw my deal was around 212/sft

I beleive all that grading which is getting done in delsur and some in 4s should put atleast 1500homes of pressure..
