So there’s no way to PM (private message) someone on this board? Can you say “Flintstones”?
Rich, if you’re reading this, please give serious thought to implementing vBulletin. It’s shockingly cheap for what you get: http://www.vbulletin.com/
This part of the site is a bulletin board, not a blog, and it should run real bulletin board software π
RenParticipantI just signed a lease on a house in Penasquitos. 4 bedrooms, 1700 sf, big backyard, for $2100/month. Why would anybody pay almost as much for a 4br in Temecula?
Because they live in Temecula, I guess. I think people who live paycheck to paycheck tend to stay where they are.

RenParticipantI was in Temecula on Sunday scoping out Redhawk and the surrounding neighborhoods. To the west of Pechanga Pkwy was an older neighborhood exactly as described – riced out imports, rusty muscle cars, monster trucks, fat bald guys with goatees and tattoos hanging out on their driveways next to their sand rails. Redneck heaven. I was appalled. I thought, if I move to redhawk, it’s going to be as far from that place as possible. And I’m a major car enthusiast.
The weird thing is, there was an old 4-bedroom house for rent in Redneck Heaven for $1850/month. I wonder if they’re actually getting those prices. If so, the newer 4-bedroom homes in redhawk, which I suspect will be going for $200k-$230k next winter (not much more than that now), could be great rental investments.
I loved the Redhawk neighborhoods. Anyone know what the mello roos range around there? The schools look like they cost a LOT of money.

RenParticipantThat will yield about $100-200/month in profit = $1200-2400/year. That’s 6-12% profit from the $20k invested from the very first year. That sounds pretty decent to me considering rent will most likely go up over time, which will increase your ROI. The question is, can it really fetch $1800/month in rent?
And $1200-$2400 profit assumes you’ve got it rented 12 months/year. I think vacancies and maintenance are likely to wipe that profit out completely in the long term.
