ParticipantI think that Chula Vista still has another 10-20% left to drop. Depending on what type of house you want, this winter or next year maybe a better time to buy. Condos on the other hand still have another 20%+ drop coming in the near future. The attached market is starting to unravel at warp speed. There were a lot of houses built in the bubble years 2003-2007. Most of those homes are now upsidedown and will just put more pressure on prices. I have made a couple of offers on homes that were well priced and have been out bidded. There is still demand for homes well priced, but patience has paid off for me.

ParticipantThis home is not bad. I wanted to buy this home back when it was new in late 03. It was listed at 815K at the time. The driveway is shared and you cannot park your car in front of the garages. You won’t have to worry about messing up your transmission, not the steep. That is the only thing wrong with the lot. It has about 6000-7000K flat usable land. Their is no danger of kids getting hurt rolling down the hills. The road noise is not that bad either, you can barely hear the cars from Ted Williams. There is no HOA or Mello Roos other the regular Poway taxes. This home was listed a couple years ago I believe for $1.05 mil. The home inside is OK. The kitchen is small, and has Cherry wood with stainless appliances. It’s not highend appliances. There is a Micro-Hood. The flooring is not that nice, unless they upgraded it, but I don’t think they did.

ParticipantI wonder if it had to do with the preferred lender for both Castillian and Quintessa. They are both very similar products. Lennar was going to build some homes in the neighborhood, but ended up selling the lots to one of the other builders and sold the Three models they built.

Most of Chula Vista east of 805 was built after 2000 and a large percentage of homes were built and sold during the height of the market leading to large amounts of forclosure inventory. This must sell inventory just feeds upon it’s self creating more price adjustments and further downward pressure. As prices drop beyound the 30% percent mark, some people that are able to pay their mortages just decided to let the home go into forclosure because they don’t want to pay on a house the is worth 30%+ less then what they owe. At some point these price drops will make their way up to nicer areas, but won’t have the forclosure fuel to create these kinds of price drops. Encinitas will see further price pressure and will have a delayed effect since there isn’t enough must sell inventory. Like Bugs has said before, everything is interconnected and it’s finally starting to show in sales. It’s like what Rich said about the areas that have declined the most are seeing more sales, while areas that are holding strong are seeing fewer sales. So at some point the nicer areas are going to feel the pain. It’s just hard to guess how much and when.
