re: UTC, I saw a report within the last week that UC is trying to grow dramatically with denser housing options – kind of like downtown. Current residents are upset. No plans for improved roads – apparently city leaders are relying on bike lines and the trolley.
profhoffParticipant, in my mind, the biggest factor will be rates. If rates stay high, it seems prices will have to come down. But if rates start to drop soon, then I don’t think we’ll see too much downward pressure on prices. profhoffParticipant, in my mind, the biggest factor will be rates. I think the migration away from airbnb and back toward hotels is very real. Will that lead to airbnb hosts selling their properties? Time will tell!
profhoffParticipantWe were dropped by Chubb due to high fire risk. Fortunately, we were able to get a policy through State Farm. It’s very expensive, but so far, they are still offering homeowners’ insurance in the state.
Good luck. Our rates nearly tripled this year, but it’s more coverage than FAIR.
profhoffParticipantncsd760 – husband and I dropped by the open house the first day. House is OK. Backyard had a weird concrete stepping stone pattern. Has the usual amenities, but is dated and needs a lot of refreshing. Backs up to the new park. We live not too far from there and walk through the park most days on our walks. Love this area as it has nice paths, is very quiet (Urania is not a through street), and the houses are gorgeous. This one went pending really fast, as you noticed. Open house was jam packed.
We are now enjoying the various ADUs getting built. The one going up on top of the new garage on the corner of Olympus and Caudor is a project.
profhoffParticipantAnother eye-popper. Here’s a flip on Eolus in Leucadia listing at nearly $2000/sq ft. $4m for a small, tight house basically on the freeway. But hey, nice outdoor space…
profhoffParticipantOK, piggs. Are your minds officially blown yet? This C’bad big bomber just closed for $1m over list. Yup. ONE MILLION DOLLARS over list.

profhoffParticipantWow – $200k over list in Hanover Beach Colony in C’bad! Not a lot of square footage for a 5 bedroom house, so shows you the power of lots of bedrooms, updated kitchen and baths, and a relatively private and reasonably sized coastal backyard patio space:
profhoffParticipantClosed on our c’bad house. Accepted 1st offer – all cash with 17 day close. Buyers inspected immediately and released inspection contingency well ahead of time. Very smooth and pleasant escrow process. We had several buyers waiting in line, but it wasn’t necessary to go back to the list. All’s well that ends well.

profhoffParticipantGood grief! $3m for a single story in Bay Collection. Sellers paid $1.325m 3 years ago. But hey, waterfall center islands and farmhouse sinks are all the rage now, right?
Maybe I’m a snob, but this is not a $3m house. Only 2.5 baths and backyard looks like it’s missing a pool. But what do I know? Listing says it’s the “HOTTEST property in South Carlsbad on market today!”

profhoffParticipantWaters End has 30 day min. I don’t think there are any Airbnb’s close to us that rent for less than 30 days.
profhoffParticipantOur Waters End house in SW C’bad hit the MLS yesterday. Video comes tomorrow. We’ll see how it goes:
