I’m really starting to believe that by the time the dust settles we are going to see 2001 prices in Temecula/Murrieta. The years are melting away. Its fairly easy to find homes priced for less than what they sold for in 2003. I haven’t found any that are below what they sold for in 2002 but we are getting close. Look at this one http://www.redfin.com/stingray/do/printable-listing?listing-id=1294585. This home is priced about 10% higher than what it sold for new in late 2002 . This is a nice home in one of the best neighborhoods in Murrieta. If you visit the link check out the sale history. It appears there was some mortgage fraud involved with this one.

pizzamanParticipantWow, if Wildomar is at $100 sqft, then it’s only a matter of months before Murrieta and Temecula get there
Months? Nah, hours. I looked around a little more and found one under $100psf inside the city limits of Murrieta. 1/4 acre lot to boot.

Next Year? In Murrieta we’re there now. Check out these 2 listings they are in Wildomar just outside the city limits of Murrieta

2. When was the last time we saw $100 sqft (1997?)?
I bought a 2600 sq ft home in Murrieta from the builder in late 2001 for right at $100 psf
3. Any news on when the new round of price cuts with any builders?
Just got an email from KB Homes, they reduced the price of their Shady Grove homes in Fallbrook by 50KpizzamanParticipant1. Do you see a bottom of $100 sqft hitting late next year?

However, in the interest of full disclosure, I should mention that my opinion might be somewhat biased because I own the place.
