ParticipantA merger between AA and US would be a nightmare. The hubs and routes don’t fit well together. The labor issues between America West/ US Air/ TWA and American would erupt like a volcano. I believe AA went in with $4BILLION to control their destiny. They will emerge with cheap and efficient labor, new fuel efficient jets, new stock, and record profits. A transfer of wealth will have occurred……

ParticipantI will pay for improvements but they should be discounted as we are in a recession and there is lack of movement in the high end. I cannot believe the listing prices still above or at the same level as the last sale in 2005-07.
I think some believe a kitchen remodel adds well above the amount spent to do the remodel. Who believes the prime areas (waterfront) will decline or will remain the same due to lack of inventory as boomers die in place?

ParticipantThanks for your responses. I cringe when I see listing prices at or above 2006/07 sold prices. I would think we would be at 2003 or thereabouts. Maybe the coast just hasn’t dropped yet (or never will to that extent.)
With so little listed on the MLS where can you find others, possibly distressed?

ParticipantI agree with you about longtime owners. I wonder what the percentage of these homes are pre 1978? How many were overstretched owners and are in shadow inventory? Not many listed in 92109 or 92037….

ParticipantI have several kids approaching HS age so am very concerned about how to get them college educated (if really needed) without becoming overly indebted. It is so lame because I could teach them how to run a business better than some professor. However this country still is in love with the degree even though it has become so devalued. Also we talk regularly about which job categories will be growth oriented in the future and which are dying out. A tough time to be a father…
