ParticipantT4L – If you’ve never bought before or will only be doing this once…to get the house you want, save yourself the trouble and use an agent. There’s a lot of details and the business has a lot of opportunists in it. Lot’s of money changes hands in a RE transaction, so there’s a lot of hands out trying to get a little chunk as it goes by. It’s really infuriating, but that’s life. You’ll learn from the experience. Pay close attention and ask a lot of questions. Accept no charges without a complete explination that you find acceptable. ParticipantThis market is now distressed. There will always be enclaves of highly desireable areas that have higher buying pressure on them. Rising unemployment coupled with more defaults will probably cause this to subside. While front-line information is useful for a snapshot view, that’s all it is. This downward trend has strong momentum and will most likely be worse than anything since the 1930’s. As this becomes more relevant to people, the RE market will dry up from fear, more than abililty to pay. I saw it in the early 1990’s. It’s how humans think. See history for confirmation.

ParticipantThere’s no blame here. It’s all freedom of choice. I’ll take the freedom any day over the alternative. People are free to succeed as well as fail. What screws this up and prolongs the pain is the govts intervention into the process. They mean well, but that’s another subject. It’s just a stall tactic as the Titanic heads towards the iceberg. Who cares whether anyone likes it or not? I dont like death, but that doesnt mean it’s going away or that I can change it.
It’s all about taking the correct action given the situation in order to accomplish what ever your goal happens to be. That’s all. End of story. Judging it is a waste of time and a fools errand.

ParticipantI heard on the radio a few days ago that the biggest Italian car dealer in the USA closed-up shop. They were in OC and I think it was a Lamborgini shop. The super wealthy can weather just about any storm and not change their life style one iota. But there are about 10,000 of them in the US. So unless they are a client for whatever you happen to provide, you’re probably not outta the woods. Too bad they dont all live in the same town.
