ParticipantI think the sign restrictions are there to preserve the look and feel of the city and thus protect property values. Now the Realtor want to ease the sign ordinances? How would having “For Sale” signs littered everywhere protect property values?

Participantpowayseller’s first obligation is to her family. She didn’t push her home directly onto the buyer. Her Realtor and the buyer’s Realtor handled the sale.
I’m not defending unethical behavior. I’m just saying that life in full of moral/ethical contradictions. If you don’t see that then you’ve not been examining life.
I believe in free markets. Buyers and sellers should do their own research. Realtors only facilitate the transactions. I see no ethical issue in being a Realtor in an up or a down market.

ParticipantIt would depend how long your friend plans to remain in the house. A low fixed rate would not help her much if she only lives in the house a few years. I would not buy a house now unless I planned to keep it at least 10 years. Focusing on monthly payment is fine as long as your friend won’t need to sell when prices are even further depressed.
There are too many factors affecting interests rates so no one can predict how high or low they’ll get.
I wonder the proportion of buyers who got fixed 30 year mortgages when rates were at 5%? I guess only a small proportion.
We’ll see prices decline then stagnate for 8 years. In those 8 years, there’ll be plenty of buying opportunities. Also new buildings with better technologies will continue to be built. Land that was previously not buildable will be developed.

ParticipantIn defense of powayseller, selling one’s own property is different than selling properties for a living.
My personal view is that a realtor is not a financial advisor. That’s simply not his job. His job is to sell houses to people who want to buy. If i were a realtor, i would never affirmatively say that properties will go up or down; i would simply help a buyer find a property that he can afford, or help a seller get market price for his house.
One should focus on the issue at hand and not take ethics to the nth degree. If you really think about it, everything in life could be considered a scam.

ParticipantThe US Constitution is based on biblical covenants? The Bible had nothing to do with the Constitution. And there was never any agreement between man and god.
The constitution was influenced by classical antiquity, the English form of government, the writings for French philosophers, the Magna Carta and the English Bill of Rights.
The nation was founded by Christians but that doesn’t give the Christian religion any place in government.
Interpretation of the Constitution is ever evolving. I won’t argue this any further here and I’ll let the courts interpret the law of the land. In the end, I’m confident that the Soledad cross will be removed.

ParticipantI concur with you, vcguy_10. The Gregorian calendar is simply a dating system. It’s now being used all over the world but people who use it are not necessarily Christians.

This issue is very similar to people supporting the Patriot Act or warrantless wiretaping because they beleive it’ll help catch terrorists. They don’t understand that by giving the government so much power to “interfere” we’re erroding our freedoms away.

He discovered that there’s plenty of money to be made in religion. Where did he learn that? In America, at Duke University and Vanderbilt University.
I meant to say that IF China can engineer a consumer boom, we might be able to export more stuff. Also, when China revalues it’s currency upwards then the Chinese consumers could afford to buy more imports.
Thailand, Malaysia, South Korean suffered a terrible recession after the Asian financial crisis of 1997, but they were able to engineer a recovery by boosting local consumption. They were previously export oriented economies (and still are but to a lesser degree).

ParticipantEconomies are now becoming more inter-dependent. Policy makers will face some tough choices in the years ahead. China depends on America. Japan depends on America but Japan depends even more on China for incremental growth.

ParticipantA reduction in US consumption may not result in decrease exports. For example, of Chinese consumers spend more, we might be able to sell them more stuff thus improving or eliminating the trade deficit.
