Participant“Thanks for all the suggestions and EconProf is right that you need to stick to your guns and keep reminding them that it was an open market arms lenght transaction along with a few comps to support.”
Ultimately this is what worked for me as well. In my situation they were only 150k above my purchase price and they ended up going down to the purchase price.
It sounds like you got a great deal on the house and as you said probably a decent compromise from the appraiser. Still, you may be able to get them to come down to the purchase price if you can find enough comparable sales evidence. Good luck.

We are very happy with our purchase. We ended finding something in Mission Hills with the kind of privacy and lot size that you would expect in La Costa Estates or Mt. Helix. We didn’t get much of a house but it is a retirement home so we really didn’t need much.
As you know, there are many wonderful neighborhoods in San Diego County and that one up near Obelisco is an area we really liked probably starting back in the late 90’s. You are correct in that we would have been very happy in the neighborhood and I think if you can get past the high school issue that may well be a great fit for you and your family as well. Honestly, I think the area has lost some of its cache after they dumped La Costa Ridge and La Costa Greens right next to it which increased the traffic and congestion. That may be another reason why we are seeing cracks in the property values.
Another area we really like in the county is Mt. Helix. I know you guys want to be in North County, but when I drive up onto Mt. Helix I am reminded of why I love San Diego … beautiful custom estate homes on large lots, all unique and well maintained, and most with great views. That location is hard to beat as well but again you have to deal with the schools and being close to your employment.
Anyway, I honestly thought that we were going to end up either in La Costa Estates or Mt. Helix and it was just a matter of waiting for the right opportunity.
Then along came the place in Mission Hills and it seemed like it satisfied our strong desire for privacy and lot size but came with the added bonus of being both coastal and close to downtown, Balboa Park, Coronado, etc.
CAR, it does sound like from some of your posts that you are also looking at quite a few parts of the county. I personally think this is a great idea because it really does give you a lot more options.

ParticipantEven though you didn’t mention the listing I knew exactly which one you were talking about immmediately.
http://www.sdlookup.com/MLS-100019830-7143_Babilonia_St_Carlsbad_CA_92009
I tell you what CAR, the short sale on Obelisco Pl that went low seems to have crushed this area of La Costa:
http://www.zillow.com/homedetails/2637-Obelisco-Pl-Carlsbad-CA-92009/16656942_zpid/
This shows what a couple of distressed properties can do to a local submarket. That sale price of 1M is unquestionably a 2000 price. I was looking in the area during that time. The power line and school district hurt the value but that was a great deal IMHO. That is my favorite part of La Costa because as you said those are true custom ocean view estates.
We put a strong bid on this REO but got outbid by a wide margin:
http://www.zillow.com/homedetails/2618-Obelisco-Pl-Carlsbad-CA-92009/16656946_zpid/
Looking at the direction that neighborhood is headed, it is a good thing we didn’t get the house.
Save your ammo CAR. Things seem to be going your way.

ParticipantThanks for posting those listings sdr.
There have been a few here and there in the 400’s but mostly distressed sales of some type or houses with major I-5 road noise or other issues. The one at 4120 Front gets a lot of medical center traffic and noise.
I think if Goldfinch sells for list price I would not be surprised if a 3 bedroom in a “prime” location such as
http://www.zillow.com/homedetails/1629-W-Montecito-Way-San-Diego-CA-92103/16951765_zpid/
drops into the high 400’s at some point over the winter. That would represent a major market shift.
