ParticipantI think I am between SDR and BG. I share BG’s views and tastes on what constitutes a great property here in SD. However, given how many great properties we are seeing selling at great prices I wonder if the market isn’t trying to tell us something. I do think prices around here are still very high relative to rents and perhaps these older homes in great locations but weak school districts are going out of favor as SDR suggests.

I have been hearing a lot of that lately as we see one deal of a lifetime after the next. Perhaps this is to become commonplace and more truly reflects what these properties are actually worth.

So to recap we have 3 very similar houses on the same busy street and the price trends are clear:
3792 Goldfinch St sold on 2/26/10 for 520k.
3768 Goldfinch St sold on 8/13/10 for 465k (REO).
3752 Goldfinch St sold on 12/29/10 for 445k.Remember that 3752 was listed on 9/15/10 for 465k and ended up selling for almost 15% lower than 3792 and 20k lower than the bank owned home at 3768.
