ParticipantI think API scores have plenty to do with property values but they are just one of many factors. For people on a tight budget, schools can be a huge factor because they cannot afford private schools. For example, we were willing to pay a bit more to live in Mission Hills over say Marston Hills (which is also very beautiful!) because of Grant elementary.
I think it is a very good idea to get to know as many parts of the county as you can before you make the final decision. Every new area you look at comes with its own set of trade-offs.
