I think the guy on Palisades bought potential while the one on Hawley looks more turn-key so that is a big difference there. Also, as you say getting the canyon and sunset view as well as a nice flat backyard is pretty rare around here.

I have not seen the house so I will not be of much help unfortunately.

It is in poor shape but I think Kensington is considered to be a better hood than Normal Heights even though it is a bit farther east.
I just looked at the pictures of your house on Hawley and it looks like it has had considerable work done to it so that would certainly add to the value. Did the inspection turn up anything?

Kind of speaks to the current state of the market. There was a time when virtually every REO listed under market got bid up. Now they tend to linger.
