ParticipantNice post xboxboy. We bought in late 09 and while I have not seen a house come up in our area (Mission Hills) that made me wish we would have waited, I have seen a few come up in some of the other areas we looked at that make me very glad that we didn’t buy there. Here are some examples in Mt. Helix that blow away anything we looked at there a couple of years ago at similar price points:
http://www.sdlookup.com/MLS-110006266-9565_Alto_Dr_La_Mesa_CA_91941
http://www.sdlookup.com/MLS-100073352-4825_Mount_Helix_La_Mesa_CA_91941
I feel like we really dodged a bullet by not buying in Mt. Helix back in 2009. That market has just completely derailed since the time we were looking.

Participantjp, I don’t know that area well but it is on the far edge of 92103. You could almost consider it University Heights. It does seem like a good deal but I don’t think the place was ever worth anywhere near 900k. This one is pretty close by and newer:
http://www.redfin.com/CA/San-Diego/1520-Van-Buren-Ave-92103/home/5298837
It sold for 700k.
I have noticed that some higher end houses in 92103 are starting to sell. I wonder if the jumbo loan market has loosened up a little.

Participantjp, I am thrilled for you and your husband although I have to say your excellent NOD commentary on sdlookup will be missed π
We bought in late 2009 and certainly are by now knife catchers ourselves but honestly I don’t think we have much further to go at least in terms of nominal price corrections especially for you guys having bought at 35% off peak.
I know it seems crazy now but I think when we all look back at this day 10 years from now (hopefully piggington will still be around!), you will be counted among the big winners for this cycle.

ParticipantThanks NSR, your post read like a bullet list of exactly why short sales should be abolished. Hey, props to the buyer of Camphor. They walked through glass and deserved a trophy property well below market for their efforts. Screw the consequences.
