Participant“expensive structural repairs ” never buy into structural repairs or mold.
Anything else can be fixed easily, bad roof? 4 weeks with a roofer.
Bad siding, 6 weeks with a carpenter.
bad plumbing, a unique and special relationship with the plumber.
bad electrical? usually fixable in stages. But bad structure? that can be fucking nuts.

Participant

i just sold my house, and it was initially contingent on the
buyers listing their house for a certain price, and they had
90 days to sell.now personally i was glad to take the offer, it got me out, and
we go to close the 19th, so, what the heck. I’m out of my
wonderful 4.875 mortgage.i just didn’t want to run a rental property. and i’ve got my equity out.
assuming the dollar doesn’t collapse
Congrats! Did they gave a total of 90 days to close, or did you tack on an extra 90 days to the typical 30 day close?
we listed April 25, got an offer may 21, with a closing
set for sugust 8th contingent on them selling their house
before then, and that they would list within 72 hours for
a determined price. They got under contract 7/31 with some contingencies on their
end (Inspection, etc…) and they just agreed to a closing date without
contingency 8/24 so, it’s in the pike.maybe we could have gotten more, maybe not, but,
in april the markets started turning north and i wanted to be out
of that place and, free and clear.now to see if the Alt-A tsunami comes roaring in and i can buy a
nice Duplex in DC for under 300K.August 10, 2009 at 2:32 PM in reply to: Will an offer contingent on the sale of the buyer’s home be accepted? #443444patb
