COBRA is very expensive, the people who want COBRA
are the ones with health issues.Fundamentally insurance companies are middle men
far cheaper to pay hospitals to set up

I’ve known some tenants who say
“You can show the place but I want Half rent.”
I’ve known some tenants who particularly mess it up during this process, the landlord has a “Right of inspection” which they sometimes use to bring a prospective buyer through, but that doesn’t mean you have to clean up.
Leave some drug paraphanalia around , that usually scares off buyers.
