Consider buying a BMW, that should cheer you up.
We need more BMW’s and less pickup trucks around Temecula.
If I never see another lifted pickup truck again I’ll be forever happy.

Absolutely.
And I can’t imagine anyone voting for someone who is systematically destroying the constitution.
The MSM/establishment have attacked Ron Paul; but for anyone who loves Freedom Ron Paul is the only choice.

ParticipantI was sad and somewhat surprised to see the Sear’s close down in Carmel Mountain.
Prices were a little high I guess, otherwise a really nice store with great selection.

Participant
You’re right TG, as usual! My next door neighbor in Harveston will be selling their house (we both bought in 2009) and they have gotten two separate appraisals that show an 8-10% gain, without factoring in a bidding war. There are no other houses on our street for sale and we have an excellent location! I bought soon after you and at an even better deal then my neighbor, have enjoyed the lovely neighborhood, lake, and schools with a mortgage significantly less then current rent prices, mostly thanks to advice from this site and even from you! I usually lurk and don’t post often, but I wanted to jump on the optimistic bandwagon. If your friends are nice, tolerant of small children and willing to share their wine, I know of a home up here on the other side of the city that will be on the market in the next month or two :)
You may have more reason to be optimistic in Murrieta; but right now 92592 (Temecula) is struggling as far as I can tell. I bet most sales are still either shorts or REO’s.

Please, please try to show up at the final hearing on Feb. 14th – your presence is requested. Please wear Orange.
That’s next Wed. at the Riverside Convention Center.
This is it – the Supervisors need to know we mean business.

ParticipantOh come now, being underwater in Temecula is not that bad; and you would of certainly had lot’s of company.
And let’s face it, it’s just a matter of time before MN has basically the same hands free law as California.
As far as that article is concerned, look no further than public employee unions – I guarantee they are behind it somehow.
Are you from Minnesota? I often hear good things said about Minnesota.

ParticipantSorry it’s not a perfect graphic, but what I see is a downward trend overall, and for this house in my hood a dogleg down.
I bought nearly 10 years ago, I owe 220k, the house is worth *maybe* 190k at best and that doesn’t include commission fees. So realistically I’m down a good 45k.
I had a tough time getting it rented even though the house was in pristine condition; and then only after 2 months the tenants (IMO) burnt up my furnace to the tune of 2k.
Yah, it’s starting to sound like a Greek Tragedy I know.
If I can’t get a loan mod, I’m done.
It ain’t coming back.
So yah, from my perspective things ain’t all that great.

paramount, you must be living in a different town than I am. The home price is still higher than 2008-2009 although it starts to have some competitive pricing. But there are lots of traffic for any home that is competitively priced. Inventory for investment-grade home is almost non-existent. Multiple offers above the list price is common for other homes.
New homes are also selling but I don’t know how it compared to before because I am never interested in that category. But construction is happening. At Home Depot and Lowes, however, I have yet to see any significant traffic increase.
The steakhouses in Temecula now has very long lines over the weekend. The line used to be non-existent in the last few years (the long lines were common in bubble years as well). I don’t know what caused it, but it seems that people just become very bullish about the economy in the last few months. My neighbor (who I suspect is not paying their mortgage) just bought a new car. And dealership would not negotiate or price-match on price anymore (2 years ago, when I bought my last car, they are very cooperative in pricing). 3 years ago, they were making insane price cuts to get off their inventory.
Check Zillow for 92592…

ParticipantAs much as I want to be; I’m not convinced yet the economy is actually improving (significantly) – at least in my time frame..
What I see is continuing falling home prices, still brutal numbers of foreclosures and short sales – which are killing home prices at least in Temecula.
Is it better than 2008/2009? Maybe; prices of homes aren’t falling as fast, but they’re still falling.
The layoff situation has improved.
But year over year (2011->2012), I’m not really seeing it.
