ParticipantTG: Laurel has about 6-8 houses under construction right now, but I agree I’m not convinced that Stan Pac can finish.
We almost went for that 6 month deal in Laurel – using the 6 month window in case we were not able to rent our current house in a hurry. We were going to get a 3000 sq. ft. house for around 357k, but the taxes were what scared me away at the time.
I’m surprised Redwood is still selling in the 600-700k range.
Right across the street @ Sycamore they are selling 3300 sq. ft. houses for ~380k. And yet Redwood is selling the approx. same size house for 100k more.

ParticipantI have asked that question at several sales offices – yes on occasion it does become a seasonal stream/creek.
As I understand, in general if you live south of “Wolf Creek Drive” you need flood insurance, on the north side you don’t need it.
BTW: I think foreclosures will hit Wolf Creek very hard – that community was mostly built during the peak. I think it’s just a matter of time.

ParticipantWhy Pass on Wolf Creek if you have a family? It is across the road from a casino, but Wolf Creek still seems family oriented. Pools, parks, new schools, etc…
Update on Wolf Creek Prices:
*Laurel: Believe it or not the prices seem to be going up. 2500 sq. ft. for 360k+ in an older phase.
*Sycamore: Checked in today, sales lady tells me these prices are great, and they are really selling. I’m like, yah right. Then I go home and check the price sheet, compare it to last weeks and sure enough, they sold about 3-4 homes (some may fall through, still I am surprised) since last weekend. Of course they may have just removed them from the sales sheet.
*Redwood (Standard Pacific): 4500 sq. ft. will set you back 610k starting price, ready to move in. No deals there – yet.
Overall, not a whole lot of price reductions. And yet, houses are still selling.
