ParticipantParamount, you did a good job on the wolf creek’ price observation there. My question about Wolf Creek, is there an actual creek running paralel with Pechanga prkway? If its the case, does it flood over there? What is the flood zone for the area?

ParticipantI have asked that question at several sales offices – yes on occasion it does become a seasonal stream/creek.
As I understand, in general if you live south of “Wolf Creek Drive” you need flood insurance, on the north side you don’t need it.
BTW: I think foreclosures will hit Wolf Creek very hard – that community was mostly built during the peak. I think it’s just a matter of time.
