Unfortunately the city now prohibits feeding the ducks…

I don’t know about Frisco, TX but Santee seems like a decent comparison. At least both have strong school districts.

Even though there are wealthy areas of Temecula, whenever I’m asked about Temecula vs SD I usually come back with the following:
If you’re a 1%er, SD is awesome. If you’re a 99%er, Temecula is almost always a better choice.
For the 99%ers Temecula is better in so many ways IMO. And I grew up in Pt. Loma!

I find the scenery between Temecula and Escondido to be quite pleasant.

ParticipantI think in general Temecula is severely underrated by those who live in San Diego – Temecula is an awesome place to live.
I was recently at Harmony Grove (west Escondido) on opening day touring the model homes, and Temecula was looking better by the minute. Harmony Grove looks like a bad value IMO based on prices/taxes for what you get…
And the commutes are not necessarily 60 miles — mine is about 40 minutes.
The values of my Temecula properties have gone up so much I could literally go into semi-retirement. And I’m decades under the age of 65.
I will say this though about Temecula: Only buy in Temecula if you want:
*Great Schools
*Very Low Crime
*Great shopping and wineries
*Very nice climate for the vast majority of the year
*Great place to raise a family
*Reasonable housing prices for the 99%
*New hospitalAnd the Temecual Valley is very pretty IMO.

ParticipantI’ve kept rent the same for the last 3 years at my rental property with the same tenants. I was break even when they moved in, 2 years later I am losing $200/month due to tax increases (and the increased escrow).
Now I can’t even recover my losses due to 10% rent increase limitation. I should have kept up with the rental market.

Think about the Dave Ramsey approach:
If you can’t buy a house on a 15 year loan @ 25% of your gross income then you can’t afford it.
1. Sell your house
2. Payoff all debt
3. Have a budget and stick to it (I like mint)
4. Establish Emergency Fund
5. Buy what you can afford house wise with a 15 year loan @ 25% of your income.

There exists a long list of disease outbreaks among vaccinated populations, such as:
whooping cough
flu
measlels/MMR/MRand on and on…
Most disease has been eradicated by improved sanitary conditions, not vaccines.
Vaccines have not been proven 100% safe or effective, and therefore should not be mandated.
To not question what the state wants to inject in you/kids is what’s idiotic.
Who do you trust – Mother Nature or big pharma/govt?
