Zillow uses sold as well as for sale comps…sometimes miles from your place. It’s not exact…it’s just an “estimate”.
Just use SOLD comps for that area, and you are good to go.
btw, both of your places are only worth mid 3’s. 🙂
What does it matter anyway! If you love the place and want to be there, just wait out the storm. It will pass.
