Essentially, we are looking at folks that make around combined $125k range.
If you are in brackets over that, it isn’t your cup of tea.
The problem of course is the bubble pushed the prices beyond the $600k barrier even though the houses remained in that $400-$600k quality. Especially the north side where the houses are even more tightly packed in as the builders hurried to jam in homes as the bubble was ready to pop.

if the “fee and tax” portion of the ticket truly 100% go to “fee and tax” there should not be wide disparity between airlines. are your “fee and tax” all the same across the board with the various airlines?

We recently purchased airline tix to Asia and we did a lot of comparison shop. Let’s say 5 airlines all have their final price at $1000. One would have tax and fee at $600 and the price at $400, another would have their price at $700 and the fees/tax at $300, and the other 3 airlines in some type of combination in between. Yet, some how, they all arrive at the final total of around $1000. It is all just ways to make you think the price is cheaper than it really is.

these days the same $700k would get you a real true SFR in the 3000 sqft range.

however, compared to the quality and type of material used in sanctuary, tiburon, and scripps preserve, I can see they did have some corner cutting. but overall, not really noticeable.
if we are looking at a new Toll home vs resale from the above three, I would recommend the resale.

in the 60’s and 70’s, the cream of the crop of many 3rd world countries were selected to come to this country to study at our top universities. with the understanding that they can then go back to make their perspective countries better.
while the perspective countries didn’t end up benefiting much from their investment. rather it seems we as a country really benefitted from this grand experiment in genetic selection.
makes you wonder just how many leaders of industries and professionals in the country today are the offspring of this genetic selection process.

He is the CEO of the Flock Group, from the website, sounds like it is a group of 1. Apparently he is also a “CDPE” aka certified distress property expert??? Looking that up, looks like we got a loser who fell for one of those scam classes that promise to “certify” you after a 2 day class for which he probably paid a pretty penny for.
