I’ll take 90+ degrees in Stonebridge over 85 degrees in Maryland any day. Won’t miss the mosquitos either.
but you did pick Stonebridge over Santee with its max temp of 107, even though you know full well that Santee would guarantee 10 minutes to La Jolla.

anyone that’s anti-mosquitos is anti-founding fathers. afterall, they did pick a swamp for the site of our capital.
ocrenterParticipantA broken clock is still right twice a day.
ocrenterParticipant

2 of the 3 examples were “handyman” special or needs lots of “TLC.” judging by the 3 pics from the Redfin link it didn’t seem like the op property is in that category. Is it?
The 8921 Centaurus Way property has a remodeled kitchen and loft. I don’t know the rest of the condition. Yes, the other two are handyman special. But we don’t know the extent of TLC that’s needed. How much do you think it’ll take to remodel these places? After completely remodeling mine, I can say you can do it as cheaply as $20k-25k. But, if you’re looking for a remodeled ones, you can get this same floor plan for around $400-440k. Here’s one at $420k: http://www.sdlookup.com/MLS-110061003-11395_Osoyoos_Pl_San_Diego_CA_92126. At this price, it’s equates to $196/sq-ft.
What is very interesting is 2 out of 3 did not have any interior pics. That’s a huge red flag. The one that was $120/sqft actually said lots of TLC. That’s code for the toilet is jammed with concrete, the whole house has water damage, and there are bodies that need removing. The handyman special on Westbury seem to have step out of a time warp. Hey at least it would have some nice canyon breeze! π I do agree on Centaurus, remodeled kitchen and loft is a plus. But again, lack of pics is a red flag hat something is up. Good example with Osoyoos.

If you arent going to buy it please private message me before cancelling. I have an all cash buyer who would likely jump on it in a second for his relatives to live there. If he buys it, dinner would be on me at the restaurant of your choosing.I am completely serious
That’s a nice bit of reverse psychiatry going on. Good work!

It really depend on where you are in MM. MM is quite large to be lump together. If you’re on the west side and along the canyon, there are plenty of canyon breeze that will bring down the temp. I live near a canyon and got plenty of canyon breeze if I just open my window. If you bike along the Los Penasquitos Canyon, you see you’ll have plenty of ocean breeze blowing through the canyon. However, when you get pas Camino Ruiz, you’ll notice the breeze get warmer. So, it really comes down to exactly where your house is (is it close to a canyon that will give you canyon breeze).
Oh, no doubt. The canyon breeze is very important. Just talking generic center of MM, I had no idea it is essentially comparable to Poway when you sit down and look at the data.
ocrenterParticipant
I know the thread is a bit old; but anyone have any recent recommendations for crown molding?
I’m looking for the basic 6″ materials, painted, installed in the $4-5/ft range.
Economy must not be too bad; I can’t get any contractors to even call me back (not even mentioning price, etc).
Have not tried this yet, thinking about ordering from them. Anyone with experience with this one?

Santee (thank goodness it’s just 10 min to LJ)
8/2011: 15 days over 90, 4 additional days over 100
9/2011: 12 days over 90, 3 additional days over 100, max 107
10/2011: 10 days over 90, 2 days over 100, max 1094S
8/2011: 6 days
9/2011: 3 days, 1 day at 104
10/2011: 1 day at 98, 1 day at 100Torrey Highland
8/2011: 4 days
9/2011: 2 days, 1 day at 104
10/2011: 2 days at 98East Carlsbad
Single day at 102 and 2 days over 90 within the 3 month periodMarch 8, 2012 at 8:00 PM in reply to: Serenity Stonebridge Estate Scripps Ranch Home Pricing #739595ocrenterParticipant
A quick scan of the data showed Stonebridge hit 90+ degrees as followed:
Aug 2011: 4 times
Sep 2011: 3 times (the highest at 98 degrees)
Oct 2011: 2 timesThis is really all besides the point, though. There is a distinction between the measured temperatures and the temperatures that one feels. The surroundings, humidity, wind conditions, etc.. together will make one feels either warmer or cooler than the measure temperature indicated.
Cool, didn’t realize they have tabulated results further down. Was just looking at the graph.
Here’s Poway days over 90 degrees:
8/2011: 15 days
9/2011: 2 days over 90, 2 days over 100, highest at 104
10/2011: 2 days over 90, 2 days at 100Checked out MM, quite surprised by this, days over 90 is as follows:
8/2011: 14 days
9/2011: 1 day, 3 days over 100, max at 106
10/2011: 3 days, with 2 days over 100, max at 103I checked CV as well, there’s 10 day within that 3 month period over 80, max temp was 100. During that 3 month, max temp was mostly 70’s with quite a bit of 60’s.
As for humidity, I don’t think there would be too much variations in SD. Don’t get me wrong, I’m sure you were quite hot (x3) that day. Just that you would prob be hot (x4) if you were in Poway or MM that day.
ocrenterParticipant

Almost $200/sqft. Not bad. So you are the pending buyer? Yes, I would close.
There are plenty of houses in MM that are much closer to $200/sqft than this one (those tend to be in better areas too). There are plenty at <$200/sqft in similar areas. Those houses tend to be bigger though. Here are some examples: http://www.sdlookup.com/MLS-100053982-8921_Centaurus_Way_San_Diego_CA_92126 closed at $156/sq-ft.http://www.sdlookup.com/MLS-100066502-11016_Delphinus_Way_San_Diego_CA_92126 closed at $121/sq-ft

ocrenterParticipantThis certainly was impressive, if they truly did this without cutting corners and addressed all safety and quality concerns. It is China, you do have to wonder about all of that. Someone in the LAT comment section mentioned this, that China is exactly what the Republicans’ dream world would be. Of course, we certainly can see plenty of down side with that model as well.
ocrenterParticipantAlmost $200/sqft. Not bad. So you are the pending buyer? Yes, I would close.
March 7, 2012 at 10:45 PM in reply to: Serenity Stonebridge Estate Scripps Ranch Home Pricing #739526ocrenterParticipant

I can’t see $150sqft happening in Stonebridge. You might find an occasional sale come close to that mark, but overall the market will stay closer to $200 a sqft. That Old Creek sale is a once in a lifetime deal. We will probably look back at that sale and say that was one of the best, if not the best overall deal in Stonebridge.
We’ll see. Not that long ago the Calabria(?) were selling for $1+ mil. There were two things that stood out when we drove out there to see the models a few summers ago:
1. Nice big houses
2. It’s hot, hot, hot(Phoenix it is not, but you certainly could feel the difference in the temperatures going from the 15 to there).
One important thing I have learned about SD weather is tht temperature assumptions do not always pan out. Frequently adjacent communities can have very different temperature. Best thing to do is to do your homework by looking at the actual neighborhood weather station data.
For example, over the last year, stonebridge hit 90 or above exactly 3 times, with no over 100 temps. meanwhile, the Poway weather station just 5-10 minutes north passed 90 7 times, with two instances of over 100. Now you would think Torrey Highland west of the 15 would be even cooler. But it actually matched Poway pretty well, 6 instances of over 90 temp last year, with couple of instances of over 100 degree temp.
