Participantout of the numbers of concerned phone calls from family and friends, the consensus is… they ain’t gonna even think about moving down to SD anytime soon, FireProof Ranch or not.
one major fire in a decade or so, minimal psychological impact.
two major fires in 4 years, crossing SD off their lists.

Participantas the creator of the “4Closure Ranch” namesake, I actually agree with this fire-prevention technology. I think it does make a difference in regard to planting fire resistant plants, master plan locations of homes, and the sprinkler system.
instead of just in select communities, this type of practices need to be more common place.
to the country in general, vast majority of anyone thinking about a relocation to SD in all likelihood just had a change of heart. this along with the continuing population loss due to high RE prices, will excelerate the negative migration pattern. this will bring the prices down for the entire county in general.
but, comparing within SD itself, these fire-resistant communities like 4S, costal communities, and city proper will be able to slow and moderate the price decline a bit better than the rest of the county.

Participantbugs, you are right… but…
several times we went to Bressi the sales staff had some type of “sale” or “incentive” display placed coincidentally over the plaque that stated the airport noise alert.
just an interesting note, that’s all…

Participantit’ll end up as a rental, I agree.
owner would take it off the market by the end of the year. try to wait out the crash by waiting and renting for a year to rowdy SDSU students, who’ll park and pee on the grass, and stain up the walls.
after a year on the rental market and going negative for so long, when the flipper try to put it back on the market the comps would be so bad that he may just give it up to the bank.

Participantjust counting exclusively The Heights, there’s 23 listed currently.
so just how many have sold over the last year? (wow, it’s been exactly a year since my post on the subject). Vintage BMIT! =)
no price drops yet, as Carmel Valley is, of course, different…
