Participant
I don’t know much about the condition of this foreclosure, but it sold recently for $450k. Seems like a pretty good price? Maybe an indication that price in old Scripps Ranch has gotten more reasonable.

“Home sold “as is” sellers have limited knowledge of condition. Price reflects lack of upgrades, any discovered necessary repairs, etc.”
the price is very good. but the MLS wording already seem to suggest you’ll discover quite a bit of necessary repairs to the point you may want to do a semi tear-down. plus 40 years without a single upgrade, that tell you something about the prior owners.

Participantif they base the pay increase on increase in cost of living and inflation, that would be reasonable and acceptable.
but 36% is a far cry from 9% inflation over the last 4-5 years. and I know cost of living has stayed about the same if not decreased.

Participant
Lately, I’ve noticed many properties in Santaluz on the market offered at amazing prices. I am wondering if we are entering the second phase of “double dip” now. Just curious to hear other opinions about buying opportunities at these levels.
One thing buyers may be reluctant are the high HOA’s and MR.Same examples:

http://www.sdlookup.com/MLS-100044629-8144_Top_O_The_Morning_San_Diego_CA_92127%5B/quote%5Dexcept these are not santaluz homes, the first one is avaron in del sur, the second one is in crosby.

The peak houses in the Fort Myers area seem to have attracted “wholesome” white families with kids who went bust with the economic crash. Kind of like Temecula Valley. But the bust has been more spectacular in South-West Florida because there are no large metropolitan areas to commute to for jobs.
That’s what I thought about the place too. did not seem like a sustainable area given lack of jobs. I wonder what type of jobs the Hispanics have? fixing up unfinished homes? I guess when prices are low enough, folks will come?
