Participant
Thanks mp74444. You must have missed my more recent post on previous page. It seems that we may be on a single salary at some point soon and for a while, so we are not buying yet for another year and it seems we have to reduce our price range, which is why we are considering some locations with longer commutes, but which will get us something decent in the low 400s…
We don’t mind the age that much. 1980s is perfectly fine.
Aside from that, I think those 2 are good. 2nd one I believe it is overpriced. Should be low 500s.
sorry to hear about the job insecurity as well. there may be a lot of bickering on this forum, but I do believe one thing everyone agree on is the market is not going upward any time soon. so in time of uncertainly, renting is likely the best thing to do.
I do also second mp74444’s suggestion regarding poway. it is one of the best values out there when it comes to price of home in relation to the quality of schools. as long as you do not fall within the core of poway, (Valley elem has the lowest API of 7), everything else is mostly 9-10.

ParticipantI really don’t want any more trouble. but API does matter, because it is an indirect way to figure out the general scholastic attitude in that particular school. unfortunately kids are led more by their peers than anything else. so if their friends all aspire to go to college, especially UCs, they will be more likely to as well.
the best high school in Sweetwater district is bonita vista. it was rated “9”, it send 106 students out of 400 graduating students into the UC system in 2008. meanwhile, Chula vista high is rated “5”, and it send 47 out of 450 graduating students. for reference, most high schools along a certain fwy corridor that shall remain nameless average 30% of graduating seniors to UC rate.
so does API scores matter? yes. while it does not tell the whole story, it does provide a lot of insight into the matter.

Participantwow, a blast from the past.
looks like things have since stabilized in this community in the high 300k to low 400k range.
this community actually held up a lot better compared to neighboring homes in Silver Crest with bigger 2700 sqft homes in the same price range.

Participant3400 sqft for $570k
just running some numbers on something like this, if you have 20% down, we are looking at $2250 on monthly mortgage cost. property tax/MR/HOA is another $900/month. Total monthly housing cost is $3150.
I do believe that is less than rental cost in the area. correct me if I’m wrong.
