Participant
I agree Dave, probably has a lot to do with time and budget as well. Not everyone has the time to oversee and major remodel or the budget to undertake a big landscaping project.
haha, hit the nail right on the head. contractors are like teenagers that never grew up. they do need constant and close supervision. and if you end up with a new house on 1/2 acre of dirt, that’s a whole lot of supervision.

ParticipantLA Times has an article today on the effect of a major earthquake in SoCal on the economy. Interestingly, the study completely excluded San Diego county because of the low risk of earthquake.

Participant
rogueinsd makes an excellent point regarding the view for the Almond Orchard house. The house is move in ready, tasteful upgrades inside, landscaped, and an incredible view where you can see the ocean on a clear day. Also great point about the breeze. We always have this cooling breeze at our house as well. For just over 1 mil you are good to go. And I agree the overflow from the park is minimal. In a previous post I stated 25% of the time on weekends the park is full, I need to dial that way back. There is a house over in Viscaya for sell too, just under 1 mil, turn key, ready to move in. The landscaping cost can be more than you bargain for.
Localguy
Agree with localguy. If someone can purchase a resale with upgraded interior and also fully landscaped for less than $150k above a new home asking price, that would be a better deal compared to the new home.
As for Stonebridge, it is at a much higher elevation at 1000 feet. Therefore that ocean breeze localguy talks about makes a lot of sense. Goes to show one can’t go around making micro-climate temperature forecast on neighborhoods based purely on distance from the beach.
