Compulsive diyfer, I do my own dental work in the garage with a dremel tool. Just kidding. I have had a contractors license for around 5 years but have been working in small scale construction for quite some time. Jack of all trades master of none. That is not necessarily too negative.Most residential construction is performed by people with average skills and a lot less conscience than myself.Do you build things?

ParticipantThe point of part 1 of the movie, is that a faith as questionable as any other, was politicized to influence the outcome of an election, which it did. Those that won the election in contrast to the supposed tenants of this religion and the traits personified by Jesus went on a murdering theiving spree which had already been planned.
The intellectual debates about the exact origin of the christian myth, or in favor of denouncing other faiths, are obscurring the facts of what has transpired in the name of the former since the election was won on a faith based platform. IMO part 1 was important to the movie becasue it is in large part the reason criminal politicians and financiers go unchecked.
The fact that this thread has become about bickering faith issues proves that the abuse of faith works perfectly.

ParticipantThe intention is to build “good will”, brand and business, helping is likely secondary. That might be considered shameful. But who cares if the end result is favorable. These businesses are competing for dollars and that is a good sign for consumers. If it is because of the housing environment the price benefits are going to keep showing up for those not affected by the wildfires as well.

ParticipantWow $40 per sq. ft. I was going to say why don’t you wait and buy an existing house. The $16 per sq. ft for additional construction tasks does sound low. Of course it depends on the level of complication of the site work mostly but $16 may get you a foundation and maybe a little more unless you are doing it yourself or with unlicensed people.
Don’t forget plan check, permits and other fees like,parks,schools, water meter, sewer, fire dept. etc.
There are some very nice modular homes in the semi-rural area where I live. It seems like a good idea.
I am not sure how this will playout but my experience shows that even the best modular home dampens resale as compared to custom site built. Maybe that is changing? If economy to build and own guiding factor I wouldn’t worry about this at all, not with the prices you are talking about and the questionable market we are in.NotCranky

Your question is tough because I actually did most of the work myself w/o pay(that and my new blogging addiction are why it is taking so long). I also drew my plans and put them through plan check. I did most of the site work with rented equipment. The house is 2300 square feet, built on a stepped crawlspace foundation. It has two large decks and a nice integral front porch. I facilitated the work of every trade that I did hire, and even did or supervised portions of those trades. I arranged and managed all the materials except those of the stucco sub. The prices given to me for the HVAC, roof(30 yr. asphalt),tile, stucco and drywall and fire sprinklers were very good.I paid a friend 4k to help me frame the exterior walls, subfloor and get the trusses up so framing cost were around 30k labor and materials.The total expense is around 150k plus an additional 20k for a well, water storage and pressurization system and septic, which I installed(the well driller put the hole in the ground). I will spend another 20k on hardscape.There is no garage as I will do without or build a detached garage or shop in the future.Hope that is useful for something.
