Abbey, where do you get your information? It seems like you’re making naive generalizations (everyone in CA has guns) and you’re spending a lot of time listening to cold-calling salesmen (RE agent). I get the feeling that after reading everyone’s advice here you’re gonna get an overpriced house and a gun.

The area you choose do live in depends on many things. San Diego is a LARGE county so you can’t just pick Rancho Bernardo or Mira Mesa. There’s a lot to consider, like schools, work, traffic, shopping, etc. it really depends on what you want. You can’t make generalizations, and lumping all the areas of San Diego together is one. Tell us where you’ll be working, what your price range is, etc. then you can get some real advice. Right now you’re just trolling.

If you buy another property the depreciation is tax deductible. This leans in favor of buying, but just be smart when you buy.

BTW why didn’t you resolve this before you sold the property?

Yes, the dollar is very stable, nicely maintaining a record low against the euro, dinar, pound, rupee, shekel… oh yes the loonie.

If the buyer wants to contact the seller directly (bypassing the agent and revealing the buyer’s identity) it is easy to locate the seller using tax records (you have to physically go to the assessor’s office and bring the address of the home). If you really feel the agent is pulling a fast one (like the $200k in electronics in the OP) it would be very worthwhile to do this. That really sucks about that deal, that seller lost out on $200k due to the agent’s shennanigans. Even to a millionaire that’s a depressing loss.

I’m now up 5%, it’s only been a week. This is better than any cd, and less tax to boot. I’m gonna get greedy and see if I can make 10%.
