ParticipantY’all should eat brown or other non-processed rice. I used to eat a lot of white rice until I discovered that it has been stripped of all nutritional value, even fiber.

The Asian markets have brown rice and rice mixes (rice with legumes and other stuff) which are very tasty, very nutritious, and can also be cooked in the rice steamer.
I’m on a dumpling craze lately, constantly craving “Dumpling Inn” in Clairemont and Chin’s in Miramar. Those are places where I’m usually the only white guy… apparently white people like being the only white in a restaurant. My how I digress.

ParticipantI’m with Navydoc on this although I might be willing to go a little higher (on the down payment or the monthly) if I really dig the place. Not having to deal with landlords is worth some small premium I think. That is, of course, after adding in taxes and insurance (no more HOAs for me).
When I bought my place in 1998 it was actually MORE expensive to rent than to buy. I put 20% down, did a 15-year loan and shaved about $350 from my monthly rent. I can’t believe it’s already been 10 years, how time flies.

ParticipantMy current theory is that there is indeed some "pent up" demand from those anxious to buy at a discount.
Theory? I think it's a fact which describes pretty much every person here on piggington, including the creator; however, I wouldn't describe it as wanting to buy at a discount. I would describe it as wanting to buy at rational prices not funny-money prices.

ParticipantHere’s your interest data overlaid with the Case-Schiller graph for the same time period. Sorry, it’s very crude and basic.
I drive stick but am neither smart nor sexy nor a woman (as the other thread discusses) yet I still won’t go back to automatic. Gosh I hope by stick you mean manual transmission and not some shocking euphemism.
