Almost all decently priced condos in Mira Mesa are in contigent. I define decent price as 1/1 under $140k, and 2/2 under $170k.
ninaprincessParticipantHow it’s a tax? If you have insurance from your employer then this law will not affect you. If you are self employed and decide not to buy insurance, you want a free ride when you end up in a hospital and declare bankruptcy?
Do you buy car insurance?
I just wish the supreme court wasn’t so polarized and becoming so liberal vs. conservative. It’s suppose to determine constitutionality not ideals of political minds (with 5-4 decisions based on the politics of the person you were appointed by).
The reality is now it’s not an individual mandate at all and instead it’s a tax on people for not buying something. I don’t like the prescience it sets where it’s giving taxing authority for something you don’t purchase.
ninaprincessParticipantHopefully San Diego is next. It might takes a few years.
ninaprincessParticipantI am Asian, foreign born and I support this Arizona law. I have a copy of my passport emailed to my personal email address just in case. I have never had any problem with cops pulling over because I am brown. I am sure there are some racist White people out there but I according to my experience I think minority people are way more racist. I was in a car with my Mexican coworker going out for lunch and he was clearly speeding in his BMW. When the cop pulled him over, he started complaining about racism.
ninaprincessParticipantThank you for your recommendations. I found some good deals for under $20 day through hotwire. But before I rent a car, I need a good and trustworthy body shop. I searched on Yelp and found Chapparone Auto Body in Kearny Mesa. They have very good ratings. Do you guys have any experience with this shop?
ninaprincessParticipantWow, these are scary allegations if true. I watched the 60 minutes clip on Groupon and I don’t trust that CEO at all. I think I will hold on to my money for now. Thanks very much for your advice.
ninaprincessParticipantYepppppppppppppppppp!
ninaprincessParticipantI think you guys don’t understand the point here.
Of course, I understand that lottery only pays out 50% to prizes so by playing you automatically lose 50 cents on the dollar ON AVERAGE. But, there is a difference between the return of a $12 mil jackpot and a $500 mil jackpot.
Yes, it is possible to have multiple winners. But I also mentioned that we have not account for the smaller prizes and I believe that it is more than offset the multiple winners scenario. Since the odds is so low, there haven’t been that many multiple winners with Mega Millions.
I am terrible with statistics and do not have the skills to compute the exact return but my gut feeling here is that currently there is positive return.
ninaprincessParticipantI already subtracted 35% for taxes. So it is a good investment.

But, then there are the taxes. Also, I ignored the probability of multiple winners.
ninaprincessParticipantI am a Amazon Prime Member, thanks for letting me know about the library. I will try it to night?
My wife loves her Kindle as well. If you like to read and shop at Amazon a lot, you might also want to consider getting Amazon Prime. You can borrow one book a month for free. They have some new releases on the rental list.
Appraisal is already done on Friday.

December 28, 2011 at 2:43 PM in reply to: Paying extra to your mortgage, why balance went down only by $544.75 when I paid $2,131.96? #735108ninaprincessParticipantJust found out that I can’t just pay down the principal and remove PMI. The minimum period is two years.
So I probably have to pay down the principal and refinance to remove it then. Is this correct?
December 28, 2011 at 7:29 AM in reply to: Paying extra to your mortgage, why balance went down only by $544.75 when I paid $2,131.96? #735080ninaprincessParticipantI called Wells Fargo and they said they would help to make adjustments so that the payment goes to the principal. Since both my husband and I are working and have a lot of extra income right now, I hope to make extra payments into the principal and to own the house before we reach 50. I have seen many people over 50 lose their jobs and can’t afford to make house payments.
Some people advised us against this because we would lose the tax advantage but I think we are not discipline enough to not spend the money if it is sitting in the bank. I rather have my money in the house or 401k.

When making payments, you will need to specify whether it goes to extra principle or it is a pre-payment for next month. The default is the latter for most mortgage. But you can call them to make sure that $40K goes into principle when you make that extra payment.
This!I learned this the hard way and am now a payment ahead, when I wanted to be paying towards the principal.
Fortunately, I noticed it and made the adjustments. (I’ve been making extra principal payments pretty aggressively in the hopes of being 100% debt free soon.)
