I happen to live off Amaranth and the street noise is minimal / barely noticeable. We have new double pain windows in the house that dramatically reduce the street noise from inside. When in the yard, its white noise at best. Surprisingly, rush hour is quieter because no traffic is moving. We plan on putting in plexiglass along the back wall to further reduce noise when outside. We have no neighbors in the back and a great view which was a plus for us. The school district and location sold us on this neighborhood.
Not sure about this, but Pipilo houses might be affected by the potential new construction of the Palomar Pomerado satellite facility that is supposed to be built near the mormon church on the hill. It’s off the backend of the property right above the Pipilo properties. I only know about this because of some meeting minutes I found online regarding the lack of communication from PPH to the residents about timeline, noise, impact on their homes. I was more concerned about the urgent care facility and ambulance noise. I guess its not an emergency center though.

We recently bought in Park Village (hence not visiting the site so much) and love it. I’ve lived all over San Diego including Scripps Ranch and MM and consider PQ a step up. Of course I might be biased a bit after just settling here. Big plus is the Poway school district and the well established neighborhoods. Three of our neighbors have been here since the homes were first built in the mid-80’s which you don’t find too often. It’s safe, clean and very different from the other communities we’ve lived in.
Did you see the other listing on Amaranth recently? I think it listed for $399K, but imagine it might go for more.

We knew the owner was in default as we were receiving junk mortgage bailout mail. We had a NOT taped to our door and then finally received an eviction letter 3 weeks after that. We stopped paying rent 1 month into the NOD just to get the owner to communicate with us, but he never contacted us and I assume just washed his hands of the place. The bank gave us 60 days, but I told the bank hired agent that we were staying an extra two weeks and not to start court eviction proceedings on us (they would waste time and energy). We needed a couple more weeks and that was it. Basically, he was afraid we were going to stay longer because by the time they file court papers, we could be staying an extra 30-60 days on top of the 60 days notice. It sounds like you have plenty of time and I doubt the owners are able to negotiate with the bank if they are in the hole already by defaulting. That means they would have to come up with 6 months or more of mortgage payments. I think most banks are catching up to owners by NOD after about 3-6 months of no payment. We figured our owner was 9 months past due before getting the NOT according to his loan size. Good luck!
