This one was in Mt Helix SD Realtor. Wouldn’t have surprised me if it were the same one as I have noticed (from your previous posts) that you and I have a lot in common.
Our wives are puttin the screws to us to get into something….we’re also on the same page about getting something that has a unique and/or private setting (i.e. we’re partial to *old-Scripps* instead of *new-Scripps*)….and there are a few more similarities that escape me right now.

Last week I made yet another offer, albeit a verbal one directly to the listing agent. this time offered 650K for a house that had a “value-range” of 675K-749K. A pretty damn strong offer in MY opinion in light of the current market trend.
They countered back at 690K, which is 15K ABOVE a price that they CLAIM they would have “entertained”. I told the listing agent that I took their counter-offer as an insult to my intelligence. Why in THE hell would I pay one cent over the price that they supposedly are willing to take in this buyers market? The agent (Prudential btw) conceded that the seller was NEVER willing to take 675 and that they were wanting a price in the middle of the “range” all along.
I told this used-car salemen……er, I mean realtor, that the tactic is unethical if not illegal in my opinion.I also let it be known that if the seller changed her mind at a later point and wants to accept my 650 offer, it’s not gonna be formally presented by the listing agent/used car whore, but rather by a different realtor who can at least PRETEND to be negotiating on my behalf in order to collect their $19,500 commission (3% for the selling agent ya know)
Gee…….. does my hatred salesman come on too strong? hehe

If I’m not mistaken, the value-range scam was hatched when there were multiple offers (over asking price) coming in on properties. It was a greedy, opportunistic ploy to squeeze as much money out of the buyer pool as possible. The market cooled, but the value-range stayed. I have voiced my displeasure about it more than once and have been told by realtors that at this stage it simply serves to widen the potential audience by casting a larger net when buyers do price searches online. Fair enough, I can live with that.
I have been looking to buy here in SD for 3 years now and have watched the market go from a sellers one to clearly a buyers market. When I now walk into an open house that has been on the market for 3 months and am verbally quoted a “value range that the seller will ENTERTAIN” by the agent I take it as an insult to my intelligence! It has pissed me off enough on one occasion that I refused to even walk thru the open house……on another occasion I hung-up on a realtor when they quoted me the price-range crap on a 125 day old listing!
So now it appears that an equally sleazy reason for it’s use is to falsely advertise a price on a home in order to bump the buyer up to the REAL price after emotions get into the mix.
I for one will not partake in this used car-dealer crap any longer dammit!! Who’s with me?
