I walked down and got a peek from outside of the house a few days ago. That plan1 is the last house left in Monteluz. I’m surprised it’s not sold yet (i heard Monteluz sold like hot cakes). That house has pretty nice upgrades – nice wood floor/carpets, etc… It’s got 3-car garage, and sits on a corner lot. Everything sounds good, but it somehow feel pretty clutter there. Maybe the house is too big for the lot – idk…
I do like how plan1 of Monteluz look like from the outside, but personally, I like plan1 at Andalusia better. I know they’re building phase 7, and the plan1 they’re building has already been taken quite fast just after they started phase7.
As for the price – I have no comment here. I bought mine with them and did not get a lot of incentives nor free upgrade. We are not good negotiators and neither is our agent. I feel that the house is well built, but a lot of stuff they put in the house is kinda cheap – like the toilet seats – seriously – they look like kids potty with cheap plastic cover… 🙁 But that’s something we plan to change ourselves later. All in all, we’ve been happy with the house so far.
I guess if you are looking for a good deal, try those short sales. There are quite a few of them in 4S ranch. Also, my colleague who just bought one from the Pines said he’s got bunches of upgrades/incentives from Pulte. It might worth checking them out.
We do have a lot of Chinese/Indian neighbors. But we like them fine. They are pretty quiet and polite. They are good neighbors. 🙂

mp7444ParticipantThank you Eugene! I’ve been curious about this for a while. It seem in the past couple of years, several friends of us were pregnant (or the wives were). I thought it’s a baby boom time once again!
Also, it’s amazing that the sex ratio for M/F is 105:100 since 1980 to 2010! What a consistency!

mp7444ParticipantOh! I’m so sorry to hear that! 🙁 Yes, I did miss some posts in between. I’ve been reading your post in the past and really hope that you don’t have to find something so far away from UTC. I wish you best of luck, Scarlett. Hope you find what fits your family best~

Not exactly new and big. I want something relatively new (less than 15 years), 2000-2300 sf (not any bigger than that) and around 500K, preferably under, definitely not 600K and definitely not high MR (less than 300/mo) or high HOAs, and good school district ( not necessarily PUSD or del Mar). So a relatively average SFR. And I compromised on commute, to 45′ instead of 20′ what we both have now (work in La Jolla, rent in UTC).I don’t think I am asking for too much, am I? I just don’t know much about the rest of San Diego except UTC, Carmel Valley, Penasquitos, RB. There must be areas that satisfy those things, esp. school district. It can’t be all that bad.[/quote]
Have you considered those properties around twin peaks road (off Ted Williams parkway). The school is in PUSD too. I think the price has come a bit…
Take a look at these…
