I’m having similar issues with a refi. The first GFE was $80 for PMI, now they are saying $125. Makes me wonder if the whole mortgage industry is crooked. Currently paying $105 for PMI.

Ok I know they are really smart people that work there and are just probably caught up in the “big business syndrome”. Sorry for the rant.moneymakerParticipantIf you’re over 40 I would recommend DHEA supplementation either before or after you throw your back out. It’s pretty tough to lift a big rock while keeping your back straight. Rocks are cool though, nothing like hand painted rocks to brighten up a garden.
moneymakerParticipantInternet would be high on my priority list for living in another country. Many asian countries have it, but the poorer countries that are cheaper I suspect it would be harder to find truly high speed internet. I think being a bum is only fun when it is by choice.
moneymakerParticipantI’m getting more tips @ work but I think my employer is losing more business / attracting lower clientel. Good for me, not good for future job security. If anybody here works for the IRS, no the tips are not significant and I do not depend on them.
moneymakerParticipantYeah when we got appraised last week the appraiser asked if we had a CO2 detector and I said sure and pointed @ the smoke detector, I knew it wasn’t one but evidently he didn’t. By the way they are on sale @ COSTCO for $18.
moneymakerParticipantIt’s a fact that banks make “a lot of money” initially on mortgage loans, by either selling them or raking in the interest payments. It’s also a fact that they have lost a lot of money in the last 7 tyears via foreclosure and property devaluation. Without being too far out there I am actually amazed that the banks are offering 20 year loans @ 3.75% with no points and such. If you think about it that is less than a point above the 10 year rate. Wow, think about it, do you really think they want to hold that loan over the next 20 years when interest rates are “guaranteed” to go up.
moneymakerParticipantI’m thinking if less than 20% equity then a higher appraisal will result in a lower PMI/MIP. Of course if equity is greater than 20% and rates are about to rise then pulling money out might be a good idea. Thanks for the FYI on appraisal, I’m just hoping they don’t rely too heavily on comps as those probably won’t look too good. By the way did you get 2 appraisals because you thought the first was too low?
moneymakerParticipantYes I believe you are correct, and as if that needed reinforcement there is a flip house around the corner from me that has sat on the market for close to a year now. Amazing! Well on another front I guess I will stick my toe into the refi thing again. Money saved is money earned.

moneymakerParticipantYour MIP could be changing from a 5 year to a life of the loan. I think serial refi’ing is probably about as profitable as serial gambling, the house will always win, unless you walk away. Is that you’re strategy?

moneymakerParticipantI think Boston is a bit pricey too from what I’ve heard. Ok I’m thinking OB. A little far from the relatives (could be a good thing) but fun for the kid and not too far from Downtown. Of course you have to be a bit Bohemian, I suppose to really appreciate OB. If you want Bohemian downtown then check out renting @ 1399 9th ave. Sadly no place for the kid to ride his bike, but they do have a pool, just like about every place downtown, not far from the old library either. I personally think raising kids downtown might not be a good idea, but what do i know?
moneymakerParticipantWhen I was looking @ houses 3 years ago I was appalled at how many had unpermitted additions and such. So you are not alone, don’t know if that makes you feel better or not. This may be why people don’t pull permits usually for small jobs. This thread reminds me why I may be doing my own electrical outlet for my recently purchased RV myself rather than hire an electrician. I think most contractors will probably give you 2 prices when doing things, with a permit and without a permit. Sounds like you are in a pickle now. So stop everything then 6 months from now do it all in a weekend so nobody notices. I’ve been to logan heights and I think everything down there is not permitted, yet the inspectors do nothing about it.
