ParticipantI don’t think they are giving me the best rate but it is a little lower than I’m currently paying. I’ve also caught them misquoting rates so I’d rather not recommend them until it’s a done deal.

ParticipantNo ,according to them, they pay. I will let you know as it progresses however, I figure if I can get a payment on a 15 year mortgage that is the same or lower than what Zillow says the rent should be then I will be happy.

ParticipantI was talking to someone in the military yesterday that just moved into military housing and they said there was no wait list, so if the military vs. civilian market are in alignment that tells me there are plenty of rentals, just not enough SFH on the market to keep prices down.

ParticipantIt’s all about supply. I suspect a higher percentage of homes from deceased owners may be being lived in by heirs rather than being put on the market.

ParticipantInteresting site but I’m not a believer. How do you explain Yerba Santa Drive area in 92115? Have you ever driven through that neighborhood, it is frickin amazing how big the houses/lots are in this gated community.

ParticipantHow do you count the ones in the garage? I think you could do a similar study where you count how many cars are parked on the street in 1 block during the middle of the day. My guess is 92104 and 92105 would be tied for first place. Maybe we could call it “the welfare ratio”. Although the beaches might skew this study.

ParticipantGood to hear it is working somewhere. Have sent out a lot of postcards at nextdoor’s expense and am somewhat surprised by the low response, we still have 3 more days to get it up and running. I think it sounds like a great idea myself.

ParticipantI’m not saying that the bank didn’t take risk, because they did, and I did as well. What I’m saying is they have no risk now. Well if things keep going as they are I guess it will only be 2 more months to get from 80% to 75%, I guess I could have wasted that $250 on something else equally stupid like buying chairs and painting them with a new $50 wagner paint sprayer, little tip (Behr paint goes on sale next week @ Home Depot, $5 off per gallon).
