JES, great post, I am a single guy in my 30’s so the midwest and cold weather do not mix well with me. I am from New England and do not miss the cold after moving to California 20 years ago. I may buy in Oroville in northern California as I work in consulting and travel quite a bit and prices are quite affordable there with perfect weather except for mild winter and some rain in winter and there is a wonderful lake there for boating and hiking and fishing.
My plan is to buy a small place in Oroville then wait til the ball drops in San Diego and buy a second place in north coastal county- most likely a condo since homes will never be super cheap in places like Carlsbad or Encinitas. I like the Solana Beach area as well. Right now I just renewed my lease in Point Loma for another 15 months as I am too busy with travel and work to deal with moving yet.
If I were to move out of state then I would consider places like Austin or Denver as these have fun outdoor activities and decent nightlife for single guys.

I have been holding off on a new vehicle to save for the down payment. While it would be nice to drive a brand new Lexus, Acura, BMW or Porsche, I would much rather save and invest and hedge my bets for future home purchase. Then it will help to be patient and have delayed gratification. An alien concept in southern california based on the free wheeling ez-credit living high on the hog people here.

I like coastal areas of North County BUT even if prices drop they still will be way out of reach for my income. Like even if a 2.5 million place in Encinitas or Del Mar should drop down to 1.5 million I still would not be able to afford it. Which is fine because I have simple needs- a decent 2-3 bedroom home or townhome with a huge 2 car garage (1200-2000 square foot) adequate for a single bachelor guy like me. The problem with condos is the tiny garage excuse they have. Thats why I need room to store 1-2 cars or a truck and a boat.

So true. Consider that average salary is what perhaps 60k in San Diego county? Average home price is 590k plus? That would make home purchase impossible for all but 1% of people living in San Diego. Prices must come down.

Most jobs in biotech and tech sector are concentrated in either Sorrento Valley, Del Mar or Carlsbad area. If I stay in San Diego that would be area for me to consider buying to be close to jobs.
