ParticipantIt’s funny. I was recently talking to a friend of mine, who is a General Contractor, about the price that people were charging to come and do minor remodeling work.
He said, ‘wait a few months and people will be begging for work. Everything is drying up’.
Not a week later and over a thousand homes burn down opening up work for contractors everywhere.
I’m not a conspiracy nut but it sure seems to be ‘good timing’ for keeping these people employed as the housing market and the affiliated work was becoming a memory.

ParticipantI wouldn’t touch this until it was at least $100k under it’s current price, especially if it has landscaping (and unfinished pool) issues.
Also, looks like the owner is in default on property taxes

ParticipantIt’s probably a 1/1. There’s no way a 1/1 in Mira Mesa should have ever sold for $300k. Not to mention that the HOA in this complex is almost $400/month.

ParticipantAs opposed to your last post, this house has some merit. Over 1000 sq feet, LARGE lot (nice large backyard) for that area and the house looks like it’s in reasonably good condition.
Rooms look a little small but…
However, I think that the price is a little high.
For comparison, there are lot of homes for sale in my neighborhood (Allied Gardens) for about the same price. Newer houses (not by much, lol), larger houses (mostly), similar size lots.
At $375-425k, that house is worth a look. I don’t ever expect these houses to drop down anywhere close to the $130-180k they were selling for 10-12 years ago.

My friend wasn’t quoting the price on new construction or whole house work. He was giving me the estimate that he would use for a single door replacement in an existing house.
I work for myself writing software. If I don’t work, I don’t get paid. Even with a masters degree and years of experience, I have a hell of a time getting $100/hr. Yet, that’s essentially what this guy was quoting me.
In fact, I don’t want just one door done, I want all the bedroom doors as well as the bathroom door rehung. I also want all the baseboards in the bedrooms and hallway done.
I talked to another guy (with good references) who was willing to send down a 2 man crew for around $600/day. He said that they would likely be able to get ALL the work I need done in a single day. Hell, if they got all the work done in one shot, I’d happily pay $1000/day. However, the first quote I got for doors and baseboards ($3.50/ft) would have cost me more than double that for the work I need done without even considering materials cost.

ParticipantWayyyy over priced. 762 sq feet means its still over $500/sq ft. Lot size is under 2000 sq ft. House was built in the 1920’s.
This thing should be selling for half that price, i.e. closer to the 2000 price.
