Absolutely, that’s exactly what I was thinking. Wouldn’t it be great they would roll back prices so that homes Carmel Valley would be in the range of $500-700K, 4S $400-600K and Stonebridge Estates $300-500K.

ParticipantYou couldn’t go wrong with either one. All these homes are big and situated on large lots.
The Santa Valey homes (Bel Etage/Savenna/Salviati) all share similar floor plans (built by the same builder – Colrich). The real difference is that the Salviati homes tend to have bigger lots than the other two.
As far as traffic noise is concerned, I can’t speak for either Bel Etage or Savenna, but it’s not an issue with Salviati.
Personally, if I had a choice between Ivy Gate and Santa Fe Valley I would pick Ivy Gate. The planned transit station and church across from the fire station is a concern.

Interesting that you brought the contingency thing up. We’re more than a week past that 10-day “remove contingencies” period. What exactly is the ramification for that? (No, my agent didn’t provide any firm response to this question). I am moving forward with this transaction because it’s been a long and arduous struggle to get to this point (and, of course, because I think I’m getting a reasonably good deal). Thanks for the response. It’s just how the whole thing has been progressing (or the lack thereof) that got me to a point where I now become a little cynical. Our agent notified us of the acceptance of our offer and asked for our lender contact info and that was it. Almost a week went by and no further guidance or whatsoever from the agent as to what we should do or expect to see next. We only get answers when we asked (shouldn’t we have a home inspection scheduled by now? Where’s the paperwork (proof that the seller accepted the offer)?, etc…)Needless to say, this agent is off of our speed dial after this transaction – regardless, whether it went through or not.
