Using your example. A return of 3%/year (or there about) should double your pay-off amount in the 22-year period that you mentioned.

Did you take into account the tax deductibility of the MR (let’s put aside the debate on whether or not it’s allowed or legal for now) – I assume you didn’t? Would your conclusion be any different as to whether or not it’s advantageous to pay off MR? Using your example above and let’s assume you’re in the 30% tax bracket, by paying off your MR you earned roughly $45K instead of $92K. I am pretty sure that even with the most conservative investment vehicle, you should not have any problem doubling your money in that 22 years period. Personally, I would have hung on to that cash.ltsddd

Mostly agreed. Regarding schools, I think Del Sur Elementary is the only public school built at the “center” of the community. I don’t think there’s a middle or high school within walking distance in Del Sur.

I heard the opposite. The folks I was talking about were told that their kids may have to go to Monterey Ridge instead of SR. It ended well for them as both of their kids eventually attended SR.
Regardless, if the local schools are an important factor then it would be prudent to get these questions answered.

ParticipantIt’s a tough decision. I have no opinion if you’re buying it as an “investment”. However, if you have school-age children then I’d say go for it – I believe it’s always a win situation if this is the motivation. Just make sure your kids could actually get in the schools.
I know folks who bought a house a few blocks from Stone Ranch elementary school last year and were told by that school that it may not have space for their kids.
The new k-8 school is adjacent to Del Norte High. I think they barely broke ground on that.

ParticipantAcccording to Zillow. Jan & Feb of 2013 saw two of the lowest total homes (SFH & condos) sold in SD Co in the last five years, 1130 and 1172, respectively. That figure did spike up to 1553 for March 2013. It’ll be interesting to see what the numbers are going to be for the next few months.

I am not sure if anyone has mentioned this already. But if I were you, and IFF you have the desire to be a landlord, then why not do the following:1. Keep the property as a rental AND
2. Extract as much equity as you could/want out of it and use it for stocks trading.By doing this you’ll get the $$ you need for stocks and at the same time own a rental and avoiding paying the gain you would have from the sale of property.
